Inspection, Paperwork, and more stuff

The home inspection on Monday went well, many of the things that were pointed out as little fixes were things that had been noticed before. A few suggestions were made for increased attic ventilation and the re-routing of the bath and kitchen fans. The one thing that came up as "have a specialist look at it" was the furnace. The CO levels in the airstream were nil which is good, but the levels in the exhaust flue were about 140 ppm where 10-15 is expected and 100 is very very bad. So the furnace needs to be replaced. The MLS info makes it sound like the furnace was new in 02, the inspector thinks it is more like 82, and I agree.

The owners had an HVAC person in that told them it needed to be replaced ASAP, they got some quotes and asked that we help out with the payment as part of the house purchase. This is a major safety issue and it falls completely under their expenses, and our offer states that at this point we can walk due to the defect. It is something they should have had inspected before listing the home for sale. However, since they will be neighbors and to not completely tick them off, and because they didn't completely low-ball the replacement furnace we are amending the offer to increase the price by $200 if they have the furnace replaced. The paperwork is still out on that, should be back by tomorrow night.

After the Inspection on Monday I headed over to the UWCU branch to drop off copies of the accepted offer to purchase and answered some questions to get the actual application rolling. The rest of the paperwork came in the mail after an email stating what else was needed for the paperwork, tax forms, pay-stubs and such. That packet of paperwork was mailed back today lacking a few things, mainly the home insurance info which will be squared away next Monday.

A week or so ago I stopped by American to look at appliances and the closeout room. I saw a range hood (in black) that would go well with the gas cook-top that I picked up at Sears (60% off) a week or so ago. We went back Wednesday and it was still there so I showed it to [livejournal.com profile] alyska and she liked it so I bought it for $130 (normally about $400 or so). I *really* like shopping the open-box and clearance sections. ^_^ It was missing a few brackets, nothing major or hard to replace, possibly even free/cheap from the manufacturer. Next on the list to find a good deal on is a wall oven. They had a nice set of double wall ovens at american that matched the cook-top, but we just want a single so we have the counter space above it.
